Minutes for the
February 11, 2008 Meeting
The Zoning Board of Appeals was called to order by Chairman Al Schutte at 7:35 P.M. on February 11, 2008, in the Council Chambers. Attending were Chairman Al Schutte, members Dave Harwood, Lynn McCarthy and Mike Reed. Member Tom Lippert was absent. Applicants Rob and Kara Frazier were present, along with Pam Morin, Building Department.
The following request was heard:
Rob Frazier, 3952 Glendale-Milford Road
Request for a variance from the Village of Evendale Code Sections 1266.04(a)(5) and 1266.04(a)(7).

Rob and Kara Frazier have submitted plans for a 1250 square foot detached garage, with a height of 14 feet. Section 1266.04(a)(5) limits the height of accessory buildings to 12 feet and Section 1266.04(a)(7) limits detached garages to 800 square feet.. The applicant is asking for a two foot variance in height and a 450 foot variance in size.
Rob Frazier explained that they currently have an 8 foot wide attached garage, with no room for expansion. The applicants have requested for the variances so they may be able to store their vehicles, machinery, and tools inside. Rob Frazier explained that the height of the proposed garage is necessary for the proper load requirements. The property sits below street level.
All adjoining property owners were notified. One neighbor signed a letter indicating that they had no objection to the proposed detached garage.
The Committee discussed that six required criteria for granting variances. They agreed that the first and third criteria have not been met. Lynn McCarthy pointed out that the height variance is 20% greater than allowed and the proposed size is 52% greater then allowed by the Evendale Zoning Code.
Mike Reed made and Lynn McCarthy seconded a motion to deny both variances. The motion passed with the vote of 4 – 0.
Lynn McCarthy made a motion to approve the minutes as read. Dave Harwood seconded the motion. The motion passed with a 4 yes to 0 vote.
The meeting was adjourned at 8:12 PM.
